In this podcast episode, we had the pleasure of speaking with Rachel Swanson, a former dental hygienist turned blogger, entrepreneur, and real estate investor. Rachel shared her journey of starting a blog, writing a personal and spiritual growth coloring book, becoming an author and speaker, and eventually becoming an accidental landlord during the COVID-19 pandemic.

Rachel discussed how she learned to pivot and adapt in her investing journey, starting with her first rental property that she refinanced and turned into a cash-flowing investment.

Rachel also shared her experience buying and selling different types of properties, including a four-plex and an assisted living home that she turned into a co-living, rent-by-the-room situation. She talked about the challenges of dealing with city planning battles and appraisers who didn't know how to properly value her properties.

Despite these challenges, Rachel has built a portfolio of 9 units and also property manages a total of 20 units, with plans to launch a short-term rental property management business.

Rachel emphasized the importance of screening tenants, changing course when necessary, and having a positive mindset when it comes to investing in real estate. Her story serves as an inspiration for anyone looking to build a successful real estate portfolio and achieve financial freedom.
