Before we delve into the levels of development, let's briefly revisit what BIM is. Building Information Modeling is a digital representation of a building's physical and functional characteristics. It goes far beyond traditional 2D drawings, incorporating 3D models, data, and a collaborative approach. BIM is more than just software.

There are various levels of development in BIM services as follows:

LOD 100 - Conceptual Design: At this stage, the BIM model represents the building in a very basic form. It provides a rough idea of the building's size, shape, and location. LOD 100 is essential for early design discussions, feasibility studies, and initial cost estimates.

LOD 200 - Schematic Design: In LOD 200, the model becomes more detailed. It includes basic structural elements and rough spatial relationships. This level is crucial for refining the design concept and assessing the project's viability.

LOD 300 - Detailed Design: LOD 300 takes the model further by adding accurate geometry and more detailed components. It allows architects and engineers to collaborate closely on design development, clash detection, and system integration.

LOD 350 - Construction Documentation: At this stage, the model is prepared for construction. It includes precise measurements, accurate materials, and assembly details. LOD 350 aids in generating construction documents, reducing errors during construction and ensuring compliance with regulations.

LOD 400 - Construction: LOD 400 focuses on the model's construction phase, with detailed information about every element, including fabrication, installation, and sequencing. This level enhances coordination between trades and minimizes on-site conflicts.

LOD 500 - As-Built: The final stage, LOD 500, captures as-built conditions. It reflects the completed construction with actual, accurate data. This level is invaluable for facility management, maintenance, and future renovations.
