[07:55] I’m more of a street-smart guy and so I go by Mark Twain’s favorite quote “I never let schooling interfere with my education.” I’ve learned the hard way, unfortunately, I make my mistakes by doing and not by reading and I just throw myself into it and see what happens.
[21:02] I do not recommend trying to do the house yourself with you being the general contractor, like what I did in the beginning. That to me is a huge mistake, if some subcontractors screwed up, you’re screwed, as opposed to if you have a contractor the odds and everything else falls onto the contractor. I think having a general contractor even on a small gig is important.
[25:35] When you set a timeline and specific deadline for contractors, you’ve got to be careful and be much more hands-on if you take that approach to make sure that the work being done is quality and they’re not cutting corners with materials.
[34:51] On buying real estate:
If there is an opportunity there, you go for it. When you’re at it, as long as I’m at it, It was never ever a question to me whether I was gonna make money on a project. I won’t buy a property unless I know I would double my money.
