It’s no secret having multiple investing resources and strategies at your disposable put you at a competitive advantage as a real estate entrepreneur. Arguably, the most significant competitive advantage is the ability to raise capital. “Cash is King!” When it comes to raising capital, Equity Funds and Funds of a Fund are two strategies commonly used by operators and capital raisers to maximize their fund raising and partnership opportunities.

On today’s episode, our special guest is Nicholas Moore, Commercial Real Estate and Corporate Attorney at Capital Law Group. As a legal counsel and real estate investor, Nicholas understands the complexity of fund structures and how these fund structures are leveraged in real estate transactions. Nicholas explains the difference between a single Equity Fund and a Fund of a Fund, how these funds are used to acquire assets or invest in LP offerings, and the benefits of leveraging the each.

Since 2012, Nick has been involved in real estate law in various forms, including acquisitions and refinancing’s with retail, fast food restaurants, multi-family real estate, and self-storage real estate. Having assisted clients with multi-millions in real estate deals, Nick guides his clients from the inception of the deal to post-close business matters and everything in between. Nick is also a general partner in commercial real estate and has assisted in the formation of private equity funds, limited partnerships, syndications, debt securities, and corporate structure revisions to accomplish his clients’ complex objectives. In 2020, Nick was selected by Super Lawyers as a Georgia Rising Star for the areas of Corporate and Business which is reserved for the top 2.5% of attorneys in the practice area. Nick lives in north metro Atlanta with his wife and son, and is expecting his second son in February of 2021. When he’s not taking down deals with his clients, he enjoys hiking, golfing, and spending time at his church.
