As RE investors, we are trained and groomed to focus on ROI or CAP. But as investors, mainly beginners, we don't tend to "price" RISK and NOISE an investment can generate. Focusing on the ROI can blind us to many important aspects of investing. ROI is important no doubt. But, ROI is one factor in a number of factors we should consider when investing or when choosing an investment property.
