Welcome to today's YouTube For Realtors WALK AND TALK #58- I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym!

In todays episode I do a deep dive into Should Realtors Put Add Spend Behind Marketing During This Recession. Just think about it. A course where you have to pay somebody to run ads to get them to look at your Facebook, what on your Facebook or your Instagram is going to convert people to clients? Now both of them are going to take a while to convert right. Even if we run Facebook ads, it doesn't happen day one. You may get a lead right away, but a lot of times it's pipeline and those same Facebook leads they're 3,9 or 12 months out because they're trying to repair their credit right now, or they're trying to save up enough for a down payment. We've all heard it. Don't lie to yourself. We don't run Facebook ads and get all these just like amazing clients and luxury that's why conversion is under 1%. See a lot of our clients got frustrated because they put in offers on multiple properties and they couldn't just quit. Now we shouldn't have that. So the toughest buyers market in the entire history of the United States relocation was down 7%. Believe it or not, I think organic content, answering consumers questions and being brutally honest about these interest rates and what the market is doing is going to help you close clients and not spend a dime. And one of the main reasons we've closed 350 homes is because the referrals we're getting from these people is insane. And we're starting to get listings because YouTube clients come in. They live just like I did here in Houston for a year and a half. Then they find somewhere better and they like I gotta go, found it even with the best help in the world. Sometimes you just don't find the right spot. So we're getting a lot of listings that way, right? And I want to help you guys always. This is you can hear when I get super fired up and passionate. It's because I've done it. I have literally gotten my *** kicked and shot thousands of videos the wrong way and paid all this money for Facebook ads, I've done it and it sucks. And yes, this market is going to squeeze a lot of people out, seasoned agents and new agents. In fact, new agents are probably going to do better because they're just gonna go in. Hopefully they get around the right people. Get motivated and go right. If you just want to surround yourself with people who are going and doing, and if this market constricts, they're going to pick up their efforts 10 times.
